As part of this rental investment project, we assisted our client in acquiring a spacious 58 m² apartment located in a dynamic and sought-after neighborhood in Cergy, just minutes from ESSEC Business School and close to all amenities, including public transportation, with the Cergy-Préfecture metro station nearby. The property is situated in a modern and secure building, offering a convenient and pleasant environment for students.
The apartment, initially not optimized for shared living, underwent a complete renovation to become a functional and modern space perfectly suited for three roommates. Among the works carried out, two bathrooms were added, a transformation that greatly enhances the quality of life for future tenants by reducing the need to share bathroom facilities. The renovation also included updates to all common areas: a modernized kitchen, optimized storage spaces, and contemporary finishes in each room, creating a bright, welcoming environment tailored to student life.
This strategic transformation allowed us to offer the renovated apartment as a highly attractive roommate solution, with a total gross rent of €1,500 per month and a net return of 7.26%. The project generates a positive cash flow of €516 per month, ensuring excellent profitability for the investor and strong potential for value appreciation over the next 10 years.
