As part of this rental investment project, we assisted our client in purchasing a 15 m² studio located in the prestigious 16th arrondissement of Paris. This property, on the first floor of a secure building with an elevator and a concierge, needed renovations to reach its maximum rental potential. After a total budget of €165,000, including the purchase price, notary fees, and full management by Paris Property Projects, we carried out targeted renovations to improve energy efficiency, raising the energy performance rating (DPE) from F to E.

Thanks to this transformation, the studio was rented out for €850 per month, generating a net return of 5.61% and a positive cash flow of €130 per month. This buy-renovate-rent project is accompanied by a real estate value enhancement strategy, with an estimated resale potential of €188,000 in 10 years. Our services handled the entire process, from overseeing the renovations to managing the rental, ensuring a seamless and profitable investment for our client.
